Guest is required to sign a Rental Agreement. Agreement must be signed within 48 hours of booking. The terms of the agreement follow below: Occupancy: Maximum of 20 guests. No unregistered guests. Exceeding occupancy may result in cancellation. Prohibited Uses: No unlawful, illegal, or commercial use except remote work. Violations may result in immediate eviction. Parties: No parties allowed. Hosting a party incurs a $1,000 cleaning fee and immediate eviction. Host may use noise monitoring devices. Smoking: No smoking or vaping indoors. A $750 ozone cleaning fee applies if violated. Pets: No pets allowed. Unauthorized pets incur a $500 cleaning fee. Towels: Use towels appropriately—bath towels for bathrooms, outdoor towels for pool/hot tub, black towels for makeup. Stained towels that can't be cleaned will incur a $30 replacement fee. Pool & Hot Tub: Follow posted rules. No diving, glass, or unsupervised children. No lifeguard is on duty. Keep areas covered when not in use. Late Checkout: Request in advance. Unauthorized late checkouts incur $25 per 15 minutes. Property Damage: Do not remove or damage items. Guest is liable for the repair or replacement cost of missing or damaged property. Host may charge the Guest’s credit card. Indemnity: Guest assumes all risks associated with use of the property and amenities. No lifeguard is on duty and pools/hot tubs are not alarmed. Guest must inspect the property on arrival and report issues immediately; failure to do so waives related claims. Guest is responsible for personal belongings and any damage caused. We had 15 guests and had a ton of room. The house and backyard space were terrific. We went on a few bourbon tours and instead of going out in the evening, the house provided plenty of entertainment for 15 young men. The pool and covered patio with TV we spent all night around (even when raining). The guest house provided two additional sleeping arrangements (technically three if needed). Property is less than two miles to Four Roses and 10 minutes from Wild Turkey, and unlike most of the properties on the bourbon trail, it was centrally located with nothing more than a 20-25 minute drive. Between the home itself and the hosts, its a house i cannot recommend enough, the hosts were very responsive and flexible with our dates and times. Never waited more than 10 minutes for an answer. Biggest question was finding wood for the fire pit to which Ana and Luka pointed us in the right direction at 10:30 at night on a Saturday! A MUST STAY for a large group.

My family and I stayed at this property during the week of my wedding, and it was absolutely perfect. The venue was just 5 minutes away, which made everything so convenient—highly recommend if you’re in the same situation! The home was the perfect kickoff to our family’s summer. We loved the beautiful pool, the spacious game room, and the fact that we could all be under one roof. The rooms were large, comfortable, and beautifully set up. The house felt very private, and we enjoyed every moment of our stay. There’s a Walmart just 10 minutes away, which came in handy for any last-minute needs. Our hosts, Anna and Luka, were incredibly accommodating—they even set up a playpen and high chair for the youngest member of our family. The kitchen was fully stocked with everything we needed to cook meals, and the game room had plenty of space for everyone to hang out. The property is even more spacious than the photos suggest, which is rare for listings like this. It’s truly worth the price.
